Because "Build on Your Lot" is such an exciting concept, we’d like to answer some of the most frequently asked questions and give you some detailed information before you choose your future home builder. Remember however, that each home is unique, and for specific information you will need to contact someone with Texan Built Homes.


Planning

"Build on Your Lot" is a simple concept allowing a land owner or potential landowner to find an independent home construction company to build their home on their lot. With Texan Built Homes you can select a plan from the many home designs we have available, work with any architect we currently use, or use one you may have already found to create a one-of-a-kind, custom home based on your unique lifestyle.
If you currently do not have home plans designed, it is not a problem for Texan Built Homes. Choose one of our exisitng new home designs and Texan Built Homes can be build it to "stock" with no plan cost whatsoever! This allows you to ‘redline’, (make changes) to a home design plan without incurring any additional architectural fees. You can use the money you save to get just the home you always wanted.


Site Selection

Even if you do not currently own a lot but are sure that this is something for you, Texan Built Homes can help you find the right land and location you’ve been dreaming of.  We can provide you with tips on what to look for regarding location, restrictions, homeowner associations, etc.

 

Construction

Whether or not you choose an existing Texan Built Homes floor plan you will first choose the elevation (exterior look) that appeals to you most. You will also be personalizing and customizing your plan to suit your needs by selecting the brick color, exterior and interior paint color, floor coverings, cabinet colors, and countertops. You can also move walls, add closet space, add square footage and just about anything else to make your home uniquely your own. In addition, Texan Built Homes offers upgrades and options so that you can further personalize your home to suit your tastes. As your new home is constructed, you will be involved as much or as little as you like. We prefer to meet with you often to review progress, and to assure that the proper custom accessories are selected at the appropriate time. You get the home you always wanted and avoid costly "custom" prices.


Home Purchase Agreement

Texan Built Homes will even work diligently to help you find financing to buy your lot and home, or just to build your new dream home on land that you have already purchased. Building on your lot is very similar to purchasing an existing home. Once the cost of your new home is determined, you simply apply for a mortgage loan using one of the many companies Texan Built Homes has had previous years of experience with in assisting new home buyers obtain loans, or work with any mortgage broker of your choice.


Many times your well and septic system can be included in your mortgage. Call and talk with a Texan Built Homes representative to see if your well and septic costs, lot pay off amount, certain other improvements or your closing costs can be included in your mortgage.


Many customers prefer to retain financial control and save money by closing the purchase early and financing the construction as it progresses. If you prefer this method, we can meet with a bank of your choosing to set the process up.


At Texan Built Homes we do not require you to obtain a construction loan. The choice is entirely up to you. Every land owner should know that it is possible to have their dream home built without having to obtain an independent construction loan. At Texan Built Homes we can build with your chosen construction loan, or help you avoid this issue so that you make no monthly payments until your home is completed.


Completion and Warranty Service

And even after we hand you the keys to your new home, Texan Built Homes does not disappear. Texan Built Homes will still be just a phone call away to help with any new home construction issues that may arise ever after your move-in. And we currently provide new home warranties on all of our homes, and even with that The new home warranty is in place to protect you for years to come.
